NWMLS First Look for Sammamish Home Sellers | Sara Miller

On September 4, 2026, Northwest Multiple Listing Service introduced First Look, a new optional listing status that gives Washington homeowners and their brokers greater flexibility when preparing a property for sale.

I put this new strategy to work on its very first day with a beautifully updated four-bedroom home in Sammamish’s Klahanie community.

For homeowners considering selling a home in Sammamish, First Look creates another potential way to build awareness, begin telling the property’s story and complete final preparations before the full Active launch.

What Is NWMLS First Look?

First Look allows a property to be entered into the NWMLS database and marketed for up to 21 days before transitioning to Active status.

Unlike a private or exclusive listing, every First Look property is available to all NWMLS brokers and their clients from the beginning. The seller can also make important choices about how the home is introduced during this period, including:

  • Whether the listing will appear on public IDX real estate websites
  • Whether buyers may tour the property
  • Whether the seller will consider offers
  • When the property will transition to Active status

The property automatically becomes Active on the date selected by the seller and listing firm unless they choose to activate it sooner.

Why Might a Sammamish Seller Use First Look?

Preparing a home for the market often involves many moving parts. Staging, photography, landscaping, repairs and marketing materials may all need to come together before the complete launch.

First Look can allow a seller and listing broker to begin creating awareness while that work is being completed. It may also provide time to introduce the home’s story through social media, broker outreach and other marketing channels.

For a distinctive property with few comparable sales, First Look may also provide useful early market feedback. However, it is not automatically the right strategy for every home. The decision should be based on the property, the seller’s priorities, current market conditions and the specific launch plan.

Does Time in First Look Count as Days Active?

NWMLS tracks the time spent in First Look and any price changes made during that period within its internal systems. However, Days Active begins at zero when the property transitions from First Look to Active.

The First Look history remains available to brokers and their clients through NWMLS systems, while First Look days and price changes are not available for public display on member IDX websites.

Is First Look Right for Your Sammamish Home?

First Look adds an option—not a one-size-fits-all solution.

Some sellers may benefit from building anticipation while final preparations are completed. Other homes may be better served by entering the market directly as Active with photography, staging and the entire marketing campaign launching simultaneously.

The most important step is developing a strategy around the seller’s goals rather than choosing a status simply because it is new.
